When Should You Replace Your Roof?

Many people think that they must need a replacement when they discover a leak, and others try to hold off and think their roof can last for many years past its life despite numerous signs that it is weakening and on the verge of a dangerous failure. Roof Age

How old is your roof? If it’s older than 25 years, you very likely need a replacement. However, if you’ve managed to properly maintain and care for your roof, including getting regular inspections and quickly repairing small problems, you could extend the life of your roof as far as 30 years or so. When making this determination, it’s also important to look at how your roof was previously replaced or repaired. If the roofers simply put a new layer of shingles down, without removing the old ones then your roof likely needs replacement quickly.

Shingle Curling, Buckling & Crumbling

If the singles on your roof no longer lay flat, but instead curl upward or have buckled, then they have likely been damaged by years of exposure to harsh heat, moisture, and high winds. Old shingles will also crumble and you will find small granules of them in your rain gutters, meaning they have lost their shape and integrity. This means they are well past their lifespan and will not protect your roof in the event of more severe weather and you should schedule a replacement soon.

Damaged Roof Valleys

The valleys are arguably the most important part of your roof. Snow and rain will drain to your rain gutters through these low points, and any damage here will likely cause your roof to spring a leak. If your valleys are worn or compromised, you should strongly consider a roof replacement.

Daylight Through the Roof Boards

If you can see the light of day peering through the boards in your attic, then needless to say water will find its way through those same cracks and into your home when it rains next. Schedule a roof replacement as soon as possible because your roof has lost the ability to protect your home from damage from the elements.

Chimney Flashing

Flashing is the term for the material that surrounds a chimney or vent to seal it against any rain or other precipitation. As with shingles, this too can wear out with age, particularly if your flashing is made of roof cement or tar. If you see any serious damage to your flashing, the roof around it may also be compromised and need replacement, along with having the flashing replaced. Modern flashing is composed of a sealed metal, which is a much more long-term solution that can remain water-tight.
